Good location & value

A great location just a few yards from Accademia. The room, on the first floor of a multi -floor residence, is clean and quiet & the facilities adequate. There’s a pretty common room on the next floor with a refrigerator. There are other guest rooms on the top floors. Pros: for Venice, a good price. Cons: it was unseasonably warm in Venice so the room was stuffy, but when we opened the window, we were bothered by mosquitoes.

The property was nice enough. Like others have said it is a bit outdated but it was clean. The trash outside was never picked up during the entirety of my stay (3 nights) so it did start to pile up. As a solo traveler, I did feel safe. I would probably stay here again if I were in the area. I stayed in the summer and there were lots of mosquitoes but that’s to be expected this time of year

Do not stay here. The company that runs the property reaches out to you over WhatsApp to process check in and visitor tax. Once you do that they send you the access code to enter the building. On our first evening the company didn't send us the code and we were stranded for our first night in Venice. We had to find other accommodations so we didn't sleep on the street. They finally sent us the code in the morning and refused to admit any wrongdoing or any refunds. DO NOT STAY HERE ITS A SCAM.

We were generally happy with the clean and quiet accommodations, but we would like to give you the following constructive feedback. The garbage and recycling could have been better organized. It would be great if they would have proper labels and separate containers. We didn’t have enough toilet paper, so we bought some. The bathroom shower was slippery and my wife fell. Don’t stay here!

Don’t stay here. It doesn’t look as good as the photos, the floor was really dirty and the room was filled with mosquitoes. We should have known from the giant cans of bug spray they left for us, haha! We had to close the windows to try to keep them out and the fan didn’t work. So it was musty and pretty uncomfortable and still somehow filled with mosquitoes! Lastly, we had three different people try to enter our space and all showed me they had been given the instructions to leave their luggage in our room. The owner said they probably forgot to send those guests the correct information. Uh, YEAH! We left a day early as it wasn’t clean or safe there.

Not good! I’m not sure if they ever sweep or mop the floors. The safe didn’t work. Mattress and box springs must have set them back $100.00!!! The toilet seat was broken off, totally missing. Don’t think the shower or for that matter the entire bathroom has ever been bleached! We run our own B&B and our reviews are over the top. Maybe we expected too much, but I don’t think so. By the way, we charge less!

Good communication with host. Place was clean, white sheets, white towels. Didn't have any wash cloths in bathroom to wash body and face. AC was not cold, it didn't work, the room was very hot. It's gross they make the guests wash their mugs in the sink with who knows what soap and water and dirty towel they used to wash it with. That means the last guest washed the mug I drank out of, I don't trust it to be clean. Also, they only give you 1 roll of toilet paper, so use it sparingly! Pretty location and comfortable bed though, nice big bright room.

We regret staying on this property!

STAY AWAY FROM THIS PROPERTY! The place wasn't clean, we had a hard time opening the door, the people from this property did not contact us until the following morning. Our room led to the courtyard which was filthy with the table tops dirty from people having eaten on them, ashtray was full of cigarrete butts, smelled disgusting! The trees are overgrown and spiders were everywhere. This place was a nightmare! We mentioned this to the property PoC and did not even hear back from them at all, they disregarded our request to have the area cleaned. Once you send this property the payment you are forgotten and only demanded to leave it clean as if no one had stayed there. If I was from Hotels.com I would decline having them as part of their listings. I would give them a minus 10!

It was a little confusing getting into the apartment. The bed was lumpy and you can feel the mattress springs. They definitely need to invest in a new mattress. It did not have a private bathroom which is not advertised accurately. You literally had to unlock your door, walk across the hallway and unlock the bathroom door. So it was very inconvenient. The AC did not work very well. On the plus side it is a good location to everything which of course most hotels in Venice are. Also it was only for two nights. This review is for green room one. Not sure about the other rooms.

A bit of a maze to get there but it’s a pretty safe and quiet enclave. On a beautiful block, we always felt good coming “home”. So here are the pro’s: clean, clean sheets & towels, clean and functional bathroom, clean shower (no mold or anything, truly clean). Good TV and closet and bed was fine. Very nice restaurant five steps away, lovely bookshop 20 steps away and a 10 minute walk from a main water bus stop. Here are the cons: air conditioning is European style. Just enough. But if you’re traveling from the U.S., forget it. Just assume that mid-July is going to be SWELTERING hot at night. Could not sleep. If you’re staying for a long period, consider buying a fan. Also, if you stay on the ground floor, there’s really no view.

The property itself is fine, but know that you are completely at the mercy of other guests sharing the residence. We lost one night of sleep due to mosquitoes. Another guest opened a window in the common area and left it wide open all night letting in countless mosquitoes that found their way into our room and onto us. We lost a second night of sleep to a guest continuously coughing until 3:30 in the morning, meaning the walls are thin or they didn’t close their door. Either scenario proves the point. It is not all bad. It is in a good area with plenty of walkable restaurants and outside of our coughing guest, was pretty quiet and calm. Just know that your experience will depend on others and is not in your control.

Do not recommend

We had so many issues getting access we had to get hotels.com to step in and assist. The links they gave us didn’t work right away and when it did it asked for a cap number fir the card and the one they gave was wrong (every time as gave multiple) They have no check in desk or on-site support and for some reason our phones were not accepting calls nor allowing us to call out so very difficult to do online. This was all for the tax that the city asked for which I might add was paid for in Rome at the end of our stay so still not sure why we could not get access before this was paid as we prepaid for the room The garden was dirty had all the glass on the tables had obviously not been cleaned for quite a while while the umbrellas were dirty The jet tub had dirt rings around the Jets and felt very uncomfortable using the tub at all The fridge was a communal fridge and the microwave was dirty
