"Pro: The hotel is at a very good location. Close to the train station that will take you to the city and out of it. The breakfast wasn't all that (same old thing everyday), but the dinner was lovely..:a. variety every night. Con: No WiFi in the whole building except the swimming pool and lobby. You have to sort out your internet connection if you want to use internet throughout the stay. The major downside for me is the size of the pool didn't match the number of guests in the hotel. I couldn't have a proper swim in 7 days of staying there. Kids & their parents were in the adult section, leaving the kiddies pool empty! I mean, what is the essence of tennis having kiddies pool when adults section is going to be used by them. "

"The hotel has a sewage smell that was very off-putting. It was dirty and old with little care and/or attention to improve it. The town in which it sits is a ‘dying area’ with nowhere to go nearby. A couple of nice staff members worked here but overall it was very, very disappointing."

"Had a great stay at Hotel Italia. On arrival, flight was delayed and train from Rome delayed but lovely lady on the front desk offered to stay until nearly 9pm so she could check me in which was hugely appreciated after such a busy day travelling! The room is big and airy, very tidy with a comfortable bed. Location is perfect being only a 30 second walk from the main Piazza. Already looking to book our next trip to Cortona and will be staying here again!"

"Easy to find hotel and parking, although you do have to walk up a steep hill to get to hotel, fine for us and our children. The rooms are amazing, cute and quaint. They were very spacious, clean and comfortable. We traveled from Naples to Dubrovnik stopping in Tuscany for a few nights and this was one of our favorite stays! It was so beautiful! A great central location for all the towns we wanted to visit. Breakfast was delicious with a great view! Highly recommend! If we ever make it back to Tuscany we will definitely stay here! "

Nestled in the rolling hills of Montepulciano, the property is the epitome of Tuscan charm—surrounded by vineyards, olive groves, and stunning panoramic views that seem straight out of a postcard. The rooms were spacious, beautifully rustic yet well-appointed, and spotlessly clean. We loved waking up to the sounds of the countryside and enjoying our coffee while watching the sunrise over the vineyards. The hosts were incredibly welcoming and helpful, offering wonderful recommendations for local wineries, restaurants, and sights. Their warm hospitality made us feel right at home. Breakfast was a daily highlight—fresh, local products served with care. We also appreciated the lovely pool area, perfect for relaxing after a day of exploring Montepulciano and nearby hill towns. If you’re looking for an authentic, peaceful, and truly memorable Tuscan experience, Podere La Rocca is the perfect choice. We can't wait to return! Highly recommended. A special highlight of our evening was the service. Antonio, our waiter, was simply fantastic. He was friendly, attentive, and knowledgeable, offering excellent recommendations and making sure every detail was just right. "It's hard to imagine you can call staying at a property with the nightly rates that are being charged here as good value, but amazingly it is. This is by far the best property I have ever had the joy of staying at, the attention to detail is second to none. All of the staff are amazing and make the stay feel like you're part of a family, you can spend all day just wandering around the grounds there are so many little details to find and the pool is to die for. The nightly dinners are some of the best you'll ever have, and the breakfast is a whole other level. Rooms are immaculate, feel like the level of luxury you'd expect for the price, but manages to feel really homely and not souless like some higher end properties can often become. Only bad thing I can say is that we spent 3 weeks in Italy after this stay and it ruined the rest of the trip for us because nothing can compare to this property. We stayed at other villas in Tuscany with similar ratings/price tags but Lupaia just has something else that the others can't replicate. "
